A condo is not a house. A house is not an agricultural lot. A commercial property has a completely different attribute schema than a residential rental. Yet most real-estate platforms try to fit all of them into the same generic record — and the buyer experience pays for it. Filter sets show fields that don’t apply. Pricing shows the wrong context. Search ranks by recency when it should rank by region.
Then there’s the buy / sell / rent problem. The same listing can be available in multiple modes — or in just one — and the pricing context, inquiry form, and CTA copy all need to change accordingly. Most platforms hardcode one mode and bolt the others on awkwardly.
And then there’s the financing layer. Real estate buyers don’t just want to see the price — they want to know if a major bank will finance it. Most platforms bury bank partnerships in a footer if they show them at all.
We architect around all three of those traps from day one. That’s what got MSG Homes live across Cavite and Palawan with six property types and six bank partners on day one.
